The problem with this type of loan is that the monthly payments are higher because of the lack of a down payment. A VA Loan allows for the lender to be protected against default as well, expect the Department of Veteran Affairs takes care of this instead of the federal government. This is a program that helps war veterans buy homes of their own once they return from duty.
An assumable mortgage is just like any other mortgage, except that it is transferable to the new owner if the house is sold. If you find a home that is assumable, it means the lender will be willing to allow you to overtake an existing mortgage. These homes are usually very good deals and the paperwork is much easier to handle as well.
